Sustainable Construction with BIM

Sustainable Construction with BIM

Customer challenge

At Salvage | Frame Group we mainly work on managing and improving the construction process and on building management. For this we use BIM technology in all dimensions. We use the 3D BIM model in the design process for full collaboration and interdisciplinary cooperation. For planning and management of the construction process we operate in BIM 4D, and for cost estimating we use BIM 5D.

Project goals

One of our fully BIM-led projects is the Svart hotel near the Svartisen glacier in Norway. It will be the world's first positive-energy hotel. The project is small, the construction is based on local materials and it is subject to rigid sustainability criteria - the 6th dimension of BIM. When working in BIM, folder structure and naming is very important. One of the main documents to carry out the entire design process in BIM is the BEP or Autodesk BIM EXECUTION PLAN document. This document very precisely defines the project objectives and how the final BIM documentation is to look like, its stages and the cooperation of specialists. LOD or level of development. Modeling with full awareness of the details of the target model is the basis for optimizing work and reducing project costs. Properly understanding when to stop modeling requires experience.

Solution

The foundation of all work is the 3D BIM model, which we perform in Autodesk Revit. Compatibility of this software with other platforms is at the highest level. We use the Autodesk Revit model in later phases for planning and cost estimating. To create projects we mainly use Autodesk Architecture, Engineering & Construction Collection software. This is a collection of integrated BIM tools that we use throughout the investment process for all tasks. At an early stage, the BIM model is the basis for performing a whole range of analyses and simulations. Here we mainly use tools such as Autodesk Formit, Autodesk Revit and Autodesk Dynamo where energy models, sunlight and shading analyses are created.

Business outcome

In the Svart hotel project, an important element was to optimize the view from each hotel room. Quick generation of different design variants, i.e. versioning of solutions, e.g. the façade of the building, and use of parametric design with Dynamo. Thanks to the designated parameters, changes are not time-consuming. After entering new values, the result is obtained automatically. We use our internal VDC Lab, or Virtual Design and Construction, to work on all BIM dimensions. We conduct construction using a virtual 3D model where any changes on site are updated in the model on an ongoing basis. The main application is in BIM 4D which is the planning of construction works and their monitoring and BIM 5D which is the cost estimation where changes of materials and their costs are tracked in real time. VDC Lab uses mainly Autodesk products and our own applications IBREW and IFLOW, which communicate with the database using Autodesk Forge.

Conclusion

Since the introduction of BIM to the company we have a lot of new challenges. Each such challenge raises our competence which translates into an increase in the quality of our projects, optimization of work inside the office and a much higher level of collaboration with the companies we work with.

Astonishing Visualisations and Animations of the Highest Skyscraper in EU by Luminance Studio

When HB Reavis company, an international provider of workspace approached us with a request to create visuals and animations promoting their literally biggest creation - the largest skyscraper Varso in the European Union - we knew it would be a demanding task. Our goal was to promote office spaces, in one of the most important construction investments in the capital of Poland. Basically, it was up to us to help create marketing materials to effectively sell the office space in the building. Located in the heart of Warsaw, Varso office building consists of 3 buildings: Two smaller office buildings Varso 1 and Varso 2 designed by HRA Architekci, where in addition to office space, we will also find public space with stores, restaurants and services. Particularly noteworthy is a huge lobby, where we can see planted trees creating a friendly, green space inside the building. Finally, the Varso Tower - a 310-metre dream of many designers and architects.
