Since the beginning of 2019, the Basque consultancy Berrilan BIM has worked as expert technical assistance in the BIM methodology for Alokabide. The public company depends on the Basque Government to develop the social function of housing through the rental policy. These works based on the BIM methodology are included in the set of actions marked in the Zero @ Plana Plan: high efficiency in public rent, as part of the Digitalisation project of the Social Housing Park for rent in Alokabide. The initiative is based on the pioneering analysis of the future of the existing park and the new model of the management of public rental housing in the face of the challenge of climate change. "The main objective is to provide us with tools that meet current and future needs to the modelling and maintenance of a public real estate stock that requires a rigorous control of the state, spending and security," explains Carlos Orbea Ascaso, Technical Director Alokabide.

Project goals

The project required a special involvement and commitment due to the importance of transmitting the social aspect of public rental management to an innovation project framed in energy. “The Digitalisation of the public rental park and the implementation of computer tools capable of responding to a public service that manages a growing stock of 14,000 homes and 238 buildings, from different prisms of activity and service is a challenge of great dimensions. To this end, in parallel to the CMMS asset management and maintenance tool, the progressive Digitalisation of the park is proposed to ensure efficient asset management. Built using BIM models through a collaborative work methodology for the management of the park, developing digital models of each of the buildings thanks to the Autodesk Revit software. This digital model of the park will form an extensive database that will allow you to manage the elements that are part of the infrastructure of each building throughout its lifecycle”

Solution

The use of standards such as COBie facilitated interoperability with the IBM Max CMMS, and again, this was possible thanks to Autodesk applications. But the real savings will occur when the verification of compliance with requirements is parameterised within a template that is being developed between Alokabide, Visesa and the General Directorate of Housing. It is expected that designers and supervisors can save 50% of hours spent on regulatory checking.

This project has been possible to facilitate the integration of information in the CMMS, ERP, CRM and have a visual environment that improves understanding and a communication tool with users: Social BIM. In conclusion, Carlos Orbea affirms, "we use the BIM methodology and advanced electronic and digital systems with the goal of guarantee the good maintenance of the public rental park since it is not only about reducing energy consumption but also about deploying advanced management of the houses aligning innovation, rehabilitation and maintenance. With all this effort, we hope to achieve better communication and coordination in the rental management process, with automatic documentation and a single data model, i.e., availability and reliability. Likewise, we hope to obtain total security in the information, as well as the minimisation of errors and correct planning and management of our homes with greater precision, speed and at a lower cost."
