ULCCS, with its in-house design teams working closely alongside execution teams throughout the construction process, identified several key challenges that hindered efficient project delivery. These included inter-departmental coordination issues, the absence of a Common Data Environment (CDE), difficulties in interpreting 2D drawings, repeated revisions of estimates due to design changes, lack of availability of coordinated drawings on site, delays caused by design discrepancies, the absence of a system for tracking RFIs (Requests for Information), and challenges in monitoring project progress. With multiple projects spanning residential, commercial, and infrastructure sectors, ULCCS knew that to remain competitive and deliver projects efficiently, it needed to embrace a new way of working.

Phase 1: BIM Awareness Workshops

Studio4 began by laying a solid foundation for BIM adoption with a series of BIM Awareness Workshops held across ULCCS offices. These workshops were designed to enlighten key stakeholders—including senior management, design team, Site Project Managers, Estimators and Planners, Procurement and Contracts, IT  —on the core principles of BIM, its benefits, and its power to reshape construction workflows. In the final phase, Studio4 provided On-Site BIM Implementation Support by deploying their BIM experts at ULCCS’s offices full-time for 6 Months.
