Asbestos Tracking – From Nightmare to Breeze

Asbestos Tracking – From Nightmare to Breeze

Customer challenge

Argosy, a commercial property company, acquired a new building and discovered a plague of Asbestos which had been disturbed by a 2016 earthquake. New health and safety laws required the deadly element to be identified and managed, with hefty fines for non-compliance. This could not be contracted out of or insured against. Argosy’s company ethic of doing the right thing by tenants, supply contractors, and employees demanded proper treatment of the problem to the highest standards. This required the painstaking sampling and testing of materials in the building, then removing and/or sealing the asbestos found. This process generated thousands of documents which were overwhelming to manage.

Project goals

Ian Kilpatrick, Argosy Property Manager, said “We talked to Caduceus about turning our vast mountains of information into a workable solution – in collaboration with our contractors, facilities managers, developers, and design consultants." The objectives were to: 1) Collate information from several sources in different formats 2) Make hazard information quickly accessible and easily understood by anyone working in the building, without requiring specialist software or skills 3) Ensure the information will be kept up to date easily

Solution

Additional comments from the Argosy Team: “Caduceus developed a custom web-based solution for us which was progressively rolled out over 6 months and continues to be updated. It’s a live BIM virtual model of our building using Autodesk Forge and Revit, with centralized storage of our documents in the cloud, accessible from anywhere." "Their Hazard Viewer tool is amazing. We can look into 3-D views of our building, zoom in to the exact location where work is to be done, and get the relevant hazard information right there. It’s an incredible relief to our information overload.”

Business outcome

“We can now quickly extract relevant building information to troubleshoot asbestos in specific building areas. It’s like we have an ‘MRI’ of the building. The system has shortened building managers’ issue resolution from a maximum of 60 minutes down to 3 minutes – with significantly less human error in the process. Our building now has an industry-leading health and safety platform which even won an Autodesk Business Innovation Award.” - Argosy Property

Conclusion

"The Autodesk technology gives us real confidence to manage our building and keep everyone safe in there. It also keeps us well clear of the law.”
